Initial Consultation 

Once we have determined that you qualify for a short sale, we will schedule an appointment with you.  During this initial meeting, we will discuss the following:

  • Another explanation of your options - although we will have discussed prior to our meeting, we want to be sure that the short sale is the best solution for you and your needs.
  • The market analysis of your home - once we tour your home and compare it to others, we will determine the price range where your property should be listed.
  • Collect and review the required documents - it's easier to have all of the documents the lender needs prior to your home going on the market.

When a lender is reviewing your short sale request, it is imperative that we have all of the necessary documents to support your hardship, to show what other liens may exist, and to show the lender what they will receive once the sale has been approved.  We prepare a comprehensive short sale package in efforts to minimize the impact of the wait period on your credit score (especially if you are behind on payments).  We also recommend that you provide the following documents to expedite the approval of your short sale:

  • Previous two paystubs
  • Previous two months bank statements
  • Copy of condo or home owner association bill (or statement of account showing the outstanding balance)
  • Copy of two utility bills (the lender will want to see proof that the home is being occupied)
  • Copy of divorce or separation agreement
  • Copy of job offer/acceptance letter (if relocating)
  • Copy of job termination letter
  • Copy of income reduction statement
  • Copy of most recent mortgage statements
  • Signed hardship letter
  • Signed copy of previous two years' tax returns
