Military Owners 

Often in Northern Virginia, condos make for a very attractive sale for military buyers.  Amenities such as exterior building maintenance, secure parking, fitness facilities, lower prices, newness, and proximity to metro offer the conveniences that would not be available in single-family homes.  When real estate property values decline, military homeowners may face the challenge of selling a condo in a down market.  Options such as the VA compromise sale and the DoD HAP program offer alternatives to foreclosure for these types of properties.

Townhomes are also affected by declining property values.  Depending on the location, townhome values can be stable, or volatile.  In the Arlington and Alexandria areas, townhome property values have not dropped as sharply, however, in areas such as Lorton and Woodbridge (outside the Beltway and Prince William County), townhome values declined heavily.  In Lorton and Woodbridge, there was a great surge in new construction.  Many homeowners bought at pre-construction pricing, and due to high demand, the prices increased steadily after each sale.  In Prince William County, homes were more affordable, much cheaper than those closer in to the city.  Cash heavy investors, as well as eager first-time buyers quickly bid up properties.  The Lorton and Woodbridge areas are heavily saturated with military homeowners because of the close proximity to Fort Belvoir, easy access to the Pentagon, and Washington DC.  For military homeowners who are upside down on their mortgage in areas like Lorton and Woodbridge, DoD HAP sales and VA Compromise sales are becoming more common.
