Breaking News - Mortgage Relief May Be Extended to 2016

Another VHDA Short Sale Approved in Alexandria VA

VHDA Short Sale Help - We're one step closer to stopping another foreclosure in Alexandria VA.  Our listing in Park Place Condominiums at 2500 N. How long does the VHDA short sale process take?

That depends on your loan type and if your short sale will have to be approved by an investor.  When cooperating with VHDA and providing all of the required documents in a timely manner, we have been able to get a VHDA short sale approved in as little as seven days.  But for planning purposes, you should allow a minimum of 45 days for your short sale to be approved.

Distressed Property Numbers Down in the US

Alexandria VA Short Sales - Good news for the housing industry as the number of distressed homes continue to decline.  As indicated from a recent CoreLogic report, inventories for distressed homes have fallen 14.4% in the past year. Completed foreclosures are down 20% since last year, the national foreclosure inventory is down 28%, and seriously delinquent loans (loans that are 90+ days past due) is down 23.7%.

It would appear that the worst is over, however there are still areas where homeowners still need assistance avoiding foreclosure.  Rising home prices have made it possible for underwater homeowners to finally be in a position where they are now equity homeowners.  The thought of selling, and not having to bring money to the closing table or not having to sign a promissory note is enough for more sellers to enter the market.  Of course, some homeowners will sit tight, but those who are ready to sell should be pleased with the current market conditions where inventory is low and homebuyers are willing to pay more than asking price.

The number one mistake that I've found that homeowners make is waiting too long to get help.  There are many bank specific programs and government programs that are available.  All it takes is a simple phone call to inquire with your bank directly to see what is available.  Many banks also have highly visible links and buttons on their websites with information on foreclosure prevention programs.

  2. Find out if you are upside down by requesting a real estate market analysis of your home.  This will show you what homes in your neighborhood have been selling for and how much you can possible get for your home if you sold in today's market.

Remember, banks are in the business of lending money, not being property managers or absentee landlords.  Foreclosure is a costly legal process that they would rather not deal with, so take advantage of the opportunities that may be available.
