Talk To Your Lender 

If you know that making your next mortgage payment will be an obstacle, the first thing you should do is call your lender.  Most lenders have foreclosure prevention information posted in their website.  When you call, there may also receive information on a specific phone number to call to speak with a representative in the Loss Mitigation department.

One important thing to note is to always keep track of your conversations with your lender.  Use this free Homeowner Phone Call Log to help you.  Banks are still getting acclimated with the high volume of short sales, and it's very possible that you may encounter frustrations when speaking with your lender.  But whether it's a 'good' call or a 'bad' call, you should take extensive notes on what was said.

Important things to note may include:

  • Your lender's instructions on how to start with your loan modification or short sale.
  • Whether or not a missed payment is mandatory.
  • What documents you need to submit to your lender to start processing your request.
  • How long it should take for a certain action to be performed (such as how long it will take your loan modification to be processed and approved).

Be prepared for long wait times, but before you call, make sure that you are in a quiet place with little background noise.  It's important to understand your lender's instructions and recommendations so that there is no delay in processing your request.
