VHDA Short Sales - Alexandria Va Short Sales
Alexandria VA Condos For Sale at The Templeton of Alexandria

Templeton of Alexandria

VHDA Short Sales - Lovely two bedroom, two full bath condo in The Templeton of Alexandria with over 1200 square feet of open living space.  Corner unit with oversized balcony just in time to enjoy the spring weather.

Updated kitchen with newer cabinets, countertops, and appliances.  Added bonus of washer and dryer in the unit. The master bedroom is spacious and has an oversized walk-in closet, plus a private full bath.

This home also comes with a garage space.  Community amenities include outdoor pool, party room, tennis court, grill area, on-site management, secure building, and on-site maintenance.

The VHDA loan is specifically geared to provide programs for first-time homebuyers.  When first-time homebuyers face financial hardships, they can work with an experienced VHDA short sale agent to avoid foreclosure.  VHDA is based in Richmond, Virginia, and this allows for a faster processing time of the short sale.  VHDA will also stop the foreclosure process if the homeowner is making a good faith effort to seek help to overcome their hardship, and work with a short sale agent to get their home sold.

If you purchased your home with a VHDA loan and are experiencing a financial hardship, please call me at 703-623-8759 or email me to see if you qualify for an Alexandria VA short sale.

Breaking News - Under Water Veterans Now Eligible for Money With VA Compromise Sale Program

On January 6, the Department of Veterans Affairs is authorizing mortgage services to pay $1500 to veteran home owners who are upside down on their mortgage and complete a VA compromise sale. This is definitely exciting news for veterans who are facing a financial hardship and must sell their home for less than what is owed on the mortgage.

Similar to the HAFA short sale program for owner-occupants, the $1500 credit must appear on the HUD-1 closing statement.  To clarify, the $1500 incentive is not paid in advance of closing, but is provided upon successful completion of the VA compromise sale.  Homeowners are encouraged to work with a real estate professional in efforts to sell the home at market value.

If you are a military homeowner who purchased your home with a VA loan, you may qualify to sell your home under the VA Compromise Sale program. Contact us today for more information.

Alexandria VA Short Sale Realtor - Trained To Help

If you want to be a doctor, you go to medical school and train.  If you want to practice law, you go to law school, study, and try cases.  Realtors who want to become specialized in a particular niche of real estate advance their skills by acquiring certain designationd and certifications, beyond their normal licensing requirements.

With foreclosures on the rise and the increasing demand for Realtors to be well educated and trained in various aspects of pre-foreclosure related topics, it is imperative that Realtors become proficient in these niche disciplines.  Foreclosures continue to skyrocket and homeowners who may have fallen behind on their payments need to know where to turn to find out more about what options might be available when facing foreclosure.

On a traditional listing, a homeowner is usually hopeful to get the price they're asking.  In a distressed situation, where the homeowner has a hardship, is behind on mortgage payments, and owes more on their mortgage than what the property is worth, they typically must sell quickly to avoid foreclosure.  Realtors must be property prepared in knowing what to do if a situation like this arises.  As a Certified Default Resolution Specialist (CDRS) and Certified Distressed Property Expert (CDPE), Realtors go through a comprehensive training program to learn exactly how to assist in facilitating the decision-making process with a homeowner, to identify the best strategy for a homeowner who may not qualify for a loan modification or special forbearance.

Some might say that it is the homeowner's responsibility to determine which option or alternative may be best for them, given their unique situation, but most homeowners truly don't know what to do in a situation like this.  Reports show that, while some homeowners qualify and are taking advantage of the pre-foreclosure options made available through the Making Home Affordable Program and other government initiatives, too many home owners are still too afraid to call their lender and find out what other options might be available to themIn many cases, the first person a homeowner calls when they are in trouble with their mortgage is their Realtor.  Therefore, it is of utmost importance that the Realtor knows what to do, what to say, and how to determine the best strategy in moving forward.  Getting the right pre-foreclosure education and training is essential to be able to help homeowners either keep their home or avoid foreclosure.

Tamara Inzunza is a licensed Realtor with McEnearney Associates Realtors in Old Town Alexandria.
