More Proof That Banks Prefer Short Sale Than Foreclosures

One of the biggest reasons why distressed homeowners are reluctant to reach out for help is that they believe that the bank is eager and anxious to foreclose on their home.  This latest article from crushes that myth. 

Dan Blomquist of RealtyTrac is quoted in the article as saying, "They're [banks] seeing that they're going to lose less by approving a short sale than by dealing with the foreclosure process."

With incentives such as relocation assistance, banks are making short sales far more attractive to homeowners.  We have helped many homeowners who are facing a financial hardship, short sell their home using the Home Affordable Foreclosure Alternative (HAFA) program as well as bank specific short sale programs.

Another Pending Alexandria VA Short Sale In Wilton Woods

Alexandria VA Short Sales - We are helping another Alexandria VA homeowner stop foreclosure with a short sale.  Our listing at 6112 Old Telegraph Road is now pending.  A home pending, or under contract, means that the seller has accepted a written offer from a buyer, and this accepted offer is subject to lender approval.

What happens when a short sale is under contract? First, the short sale listing agent helps the homeowners prepare the short sale package to submit to the lenders.  The short sale package includes the financial documents that are required by the bank, such as recent bank statements, paystubs, and previous years tax returns.  It also includes a preliminary HUD-1 settlement statement which is prepared by a local settlement attorney.

The review period for a short sale depends on how many liens are involved, the type of short sale, and which banks are involved.  Short sale approvals can take anywhere from 30-90 days, although our record for fastest short sale approval has been four days.
