Woodbridge VA Short Sale Approved With Seterus

Stop Foreclosure In Woodbridge VA - Short sale listing agent Tamara Inzunza has successfully helped another homeowner avoid foreclosure with an approved short sale.  The banks involved were Seterus and Green Tree.

This Woodbridge VA short sale is another example of how you don't have to be late on your mortgage to qualify for a short sale.  Even if you are not currently facing a financial hardship, knowing that there is a pending event that will force you to no longer afford your home is a qualifying financing hardship.

Question: "So what kind of information does the bank look for when selling your home as a short sale?"

Just like when you applied for your mortgage loan to obtain a pre-approval, with a short sale, you have to provide documentation to support your financial hardship in order to show the lender that you can no longer afford your mortgage.  Be prepared to providing the following:

  • Two most recent months of bank statements (checking and savings accounts)
  • Two most recent paystubs (if you are currently employed)
  • A copy of your employment termination letter
  • A copy of your unemployment income statement

Some banks are no longer asking for tax returns, but it's a good idea of have your previous two years tax returns available.

Homeowners who are not yet behind on their mortgage payments should provide a copy of a financial worksheet.  This document outlines monthly income and expenses, and when there are more expenses than there is income, there is a monthly shortfall.
