"I now realize that I may not have gotten through the transition so smoothly if it had not been for her expertise in an area most Realtors do not care to touch! Tamara has a heart for her clients and it is evident in the dedication she exhibits. I would highly recommend her to anyone searching for a home or trying to get rid of one." - E. Dawson

"Her attention to every detail and willingness to go beyond her area of responsibility was a huge factor in getting my place sold in a timely manner. Selling my home was very stressful and Tamara made the process as easy for me." - J. Bain

Another VHDA Short Sale Approved in Alexandria VA

VHDA Short Sale Help - We're one step closer to stopping another foreclosure in Alexandria VA.  Our listing in Park Place Condominiums at 2500 N. Van Dorn Street Unit 1214 has just been approved for a short sale by VHDA.  VHDA is the Virginia Housing Development Authority.  Located in Richmond, Virginia, VHDA helps first-time homebuyers by providing down payment assistance programs and homeownership classes.

How can I stop foreclosure on my home if I have a VHDA loan?

Like many banks, VHDA has a Loss Mitigation Department that works with homeowners who are facing a financial hardship, and are interested in finding out their options.  Make sure you contact VHDA first to confirm your loan type and what options are available to you.

How long does the VHDA short sale process take?

That depends on your loan type and if your short sale will have to be approved by an investor.  When cooperating with VHDA and providing all of the required documents in a timely manner, we have been able to get a VHDA short sale approved in as little as seven days.  But for planning purposes, you should allow a minimum of 45 days for your short sale to be approved.

If you purchased your home with a VHDA loan, and need help with a short sale, be sure to contact a short sale specialist who has a proven track record of successfully helping VHDA homeowners.

Distressed Property Numbers Down in the US

Alexandria VA Short Sales - Good news for the housing industry as the number of distressed homes continue to decline.  As indicated from a recent CoreLogic report, inventories for distressed homes have fallen 14.4% in the past year. Completed foreclosures are down 20% since last year, the national foreclosure inventory is down 28%, and seriously delinquent loans (loans that are 90+ days past due) is down 23.7%.

It would appear that the worst is over, however there are still areas where homeowners still need assistance avoiding foreclosure.  Rising home prices have made it possible for underwater homeowners to finally be in a position where they are now equity homeowners.  The thought of selling, and not having to bring money to the closing table or not having to sign a promissory note is enough for more sellers to enter the market.  Of course, some homeowners will sit tight, but those who are ready to sell should be pleased with the current market conditions where inventory is low and homebuyers are willing to pay more than asking price.

If you were previously underwater and would like to see if you're right side up, just find out here, or call me today at 703-623-8759.

Pending Pre-Foreclosure Sale In Cameron Station
4910 Gardner Drive

4910 Gardner Drive in Cameron StationCameron Station Homes For Sale - We are one step closer to helping another Alexandria VA homeowner stop foreclosure.  The home at 4910 Gardner Drive is now pending.

As an Alexandria VA CDPE Agent, I've been helping distressed property homeowners since 2009 avoid foreclosure. The number one mistake that I've found that homeowners make is waiting too long to get help.  There are many bank specific programs and government programs that are available.  All it takes is a simple phone call to inquire with your bank directly to see what is available.  Many banks also have highly visible links and buttons on their websites with information on foreclosure prevention programs.

Also, the Alexandria VA real estate market is on the upswing, and has been since the beginning of this year, with median sales prices at a low back in November 2012.  If you think you are upside down, with today's market, you may be right side up.  Two simple clicks can be the first step in knowing where you stand:

  1. Check your bank's website to see what options are available, or Google [your bank's name + foreclosure options] to see what information you can find.
  2. Find out if you are upside down by requesting a real estate market analysis of your home.  This will show you what homes in your neighborhood have been selling for and how much you can possible get for your home if you sold in today's market.

Remember, banks are in the business of lending money, not being property managers or absentee landlords.  Foreclosure is a costly legal process that they would rather not deal with, so take advantage of the opportunities that may be available. Every now and then I am reminded of the saying, "You have not because you ask not."  The answers are a click, or a phone call (703-623-8759) away!
