"I now realize that I may not have gotten through the transition so smoothly if it had not been for her expertise in an area most Realtors do not care to touch! Tamara has a heart for her clients and it is evident in the dedication she exhibits. I would highly recommend her to anyone searching for a home or trying to get rid of one." - E. Dawson

"Her attention to every detail and willingness to go beyond her area of responsibility was a huge factor in getting my place sold in a timely manner. Selling my home was very stressful and Tamara made the process as easy for me." - J. Bain

Another VHDA Short Sale Sold In Alexandria VA |
Farrington Place Condo

Farrington Place Condos in Alexandria VA

VHDA Short Sale Help - Another homeowner has avoided foreclosure in Alexandria VA with the help of a VHDA short sale. After facing a financial hardship that was out of her control, the homeowner decided to pursue a short sale and contacted me.  We reviewed all of the necessary documentation that would be required, discussed the marketing of the home, and proceeded with listing the home for sale.

At the time this home was listed, the Alexandria VA real estate market had cycled back into a sellers market.  This home was sold within six days.  Due to the nature of the market conditions, many buyers inquired about this home and were eager for it to come back on the market. At a very attractive sales price of $115,000, it was a great opportunity to own a home that was also within walking distance of Huntington metro station.

When lenders agree to a short sale, they rely strongly on the short sale listing agent to use their market knowledge and expertise to price the home correctly.  The lender is attempting to minimize their losses, so they want to be sure that the home is sold for fair market value or within their specific guidelines for below market value.  Once the contract was accepted by the homeowner, the offer was submitted and the short sale was approved by VHDA in roughly 30 days.

What was important to the homeowner?  Two things were important to this distressed homeowner, not being responsible for the remaining debt, and not having to pay money at closing.  We were able to accomplish both of these with a successful short sale.

If you purchased your home with a VHDA loan, and are now facing any type of financial hardship, please give me a call today at 703-623-8759 or contact me for a confidential consultation.  We have helped other VHDA homeowners, and have the tools and experience to help you avoid foreclosure.
