Another VHDA Short Sale Approved in Alexandria VA

VHDA Short Sale Help - We're one step closer to stopping another foreclosure in Alexandria VA.  Our listing in Park Place Condominiums at 2500 N. Van Dorn Street Unit 1214 has just been approved for a short sale by VHDA.  VHDA is the Virginia Housing Development Authority.  Located in Richmond, Virginia, VHDA helps first-time homebuyers by providing down payment assistance programs and homeownership classes.

How can I stop foreclosure on my home if I have a VHDA loan?

Like many banks, VHDA has a Loss Mitigation Department that works with homeowners who are facing a financial hardship, and are interested in finding out their options.  Make sure you contact VHDA first to confirm your loan type and what options are available to you.

How long does the VHDA short sale process take?

That depends on your loan type and if your short sale will have to be approved by an investor.  When cooperating with VHDA and providing all of the required documents in a timely manner, we have been able to get a VHDA short sale approved in as little as seven days.  But for planning purposes, you should allow a minimum of 45 days for your short sale to be approved.

VHDA Short Sale Help - Another homeowner has avoided foreclosure in Alexandria VA with the help of a VHDA short sale. After facing a financial hardship that was out of her control, the homeowner decided to pursue a short sale and contacted me.  We reviewed all of the necessary documentation that would be required, discussed the marketing of the home, and proceeded with listing the home for sale.

When lenders agree to a short sale, they rely strongly on the short sale listing agent to use their market knowledge and expertise to price the home correctly.  The lender is attempting to minimize their losses, so they want to be sure that the home is sold for fair market value or within their specific guidelines for below market value.  Once the contract was accepted by the homeowner, the offer was submitted and the short sale was approved by VHDA in roughly 30 days.

What was important to the homeowner?  Two things were important to this distressed homeowner, not being responsible for the remaining debt, and not having to pay money at closing.  We were able to accomplish both of these with a successful short sale.
