As an Alexandria VA CDPE Agent, I've been helping distressed property homeowners since 2009 avoid foreclosure. The number one mistake that I've found that homeowners make is waiting too long to get help.  There are many bank specific programs and government programs that are available.  All it takes is a simple phone call to inquire with your bank directly to see what is available.  Many banks also have highly visible links and buttons on their websites with information on foreclosure prevention programs.

Also, the Alexandria VA real estate market is on the upswing, and has been since the beginning of this year, with median sales prices at a low back in November 2012.  If you think you are upside down, with today's market, you may be right side up.  Two simple clicks can be the first step in knowing where you stand:

  1. Check your bank's website to see what options are available, or Google [your bank's name + foreclosure options] to see what information you can find.
  2. Find out if you are upside down by requesting a real estate market analysis of your home.  This will show you what homes in your neighborhood have been selling for and how much you can possible get for your home if you sold in today's market.

Remember, banks are in the business of lending money, not being property managers or absentee landlords.  Foreclosure is a costly legal process that they would rather not deal with, so take advantage of the opportunities that may be available. Every now and then I am reminded of the saying, "You have not because you ask not."  The answers are a click, or a phone call (703-623-8759) away!
