What If I'm Behind On My Condo Fees?

Many homeowners don't realize that the condo association can foreclose, even if you're current on your mortgage payment.  One of the documents that you signed at closing was called a condominium rider, which stated that you would pay the condo fees separate from your mortgage payment.  We have successfully facilitated the full payoffs and short payoffs for delinquent condo fees.  The most important thing is to tell your short sale listing agent if you are behind.  Past due condo fees can bring a successful short sale to a screeching halt.  Your lender is more inclined to contribute to the delinquen amount if this is disclosed early on in the process.
