VHDA Help - How To Get A VHDA Short Sale 

VHDA - The Virginia Housing Development Authority is a non-profit public organization that offers a variety of programs especially for first-time home buyers.  These programs enable home buyers to purchase a home with zero money down or no down payment, and sometimes a lower than market interest rate.

Even homeowners of VHDA loans face financial hardships and need help understanding how to prevent a foreclosure. 

Here are the steps for starting a VHDA short sale:

  1. Contact your local Realtor who is certified in short sales with a proven track record of listing and closing short sales.
  2. Have your VHDA short sale listing agent prepare a market analysis of your home to determine the fair market value. (Note: VHDA will also order an independent appraisal on the property at no cost to you once the short sale process is started.)
  3. Submit a copy of your signed listing agreement and preliminary short sale package to VHDA.
  4. Market the property. Your VHDA short sale listing agent should have a proven online marketing plan to provide maximum exposure for your home to facilitate a competitive offer.
  5. Once an offer has been accepted, your VHDA short sale listing agent will submit the signed purchase offer along with a preliminary HUD-1 to VHDA for review.
  6. VHDA will order an appraisal for the property.
  7. VHDA will render a decision on the approval of the short sale. (Note: VHDA will expect the property to be sold at market value.  If the purchase offer is significantly lower than the appraised value, the sale will likely not be approved).
  8. Once the VHDA short sale has been approved, closing can take place within 30 days.
